Why this approach saves money

In traditional conveyancing, buyers often spend thousands on legal fees before key issues are uncovered. When a transaction falls through, that money is usually gone.
By analysing documents and preparing the conveyancing file upfront, ConveyPrep helps identify risks early - before large solicitor fees are incurred. If a purchase does not proceed, your exposure is limited to preparation fee, rather than the full cost of a solicitor-led process.

Solicitors are engaged to handle exchange, completion and registration only - not discovery and preparation.

Common questions

What do I tell the estate agent if they ask who my solicitor is?

It’s normal for estate agents to ask for solicitor details early. If you’re using ConveyPrep, you can simply say: “I’m preparing my file before instructing a solicitor and will confirm details shortly.” This is common and acceptable, especially where buyers want clarity before committing to full legal costs.

What happens if the purchase doesn’t go ahead?

ConveyPrep is a fixed-fee preparation service. If a transaction does not proceed, your cost is limited to the preparation fee already paid, rather than full solicitor fees incurred later in the process.

Are you a solicitor or law firm?

No. ConveyPrep is not a law firm and does not provide legal advice. We prepare and organise information before a solicitor is instructed. All legal work, advice and responsibility remains with the appointed solicitor.

Do I still need a solicitor?

Yes. A solicitor is required for contracts, exchange, completion and registration. ConveyPrep helps you prepare before that stage, so your solicitor can focus on the legal work rather than discovery and administration.

Prepared files are intended to reduce duplication and uncertainty when instructing a solicitor.
Solicitors remain responsible for contracts, exchange, completion, SDLT and Land Registry registration. Fees charged by solicitors are separate.
Final legal checks and fees remain the responsibility of the appointed firm.
